This includes analyzing comparable sales, providing pricing guidance, preparing the listing, coordinating online and offline marketing, handling buyer inquiries, reviewing offers, negotiating terms, and managing the transaction from contract to closing. We also work closely with your attorney to help keep each step organized, timely, and on track through closing.

The 1%-1.5% listing fee is the commission paid to Great Savings Realty as the listing broker. Buyer-side compensation, if offered, is negotiated separately and depends on the seller’s strategy, property type, market conditions, and applicable rules. We help sellers evaluate the most cost-effective and competitive approach.

Yes. Our minimum commission is $5,000 per transaction. This means the listing-side commission payable to Great Savings Realty shall be at least $5,000.  This is still significantly lower than what most of the brokers charge in the marketplace.

No. Our model is designed to reduce unnecessary commission expense, not reduce service quality. We provide full-service listing representation, including market analysis, pricing strategy, marketing exposure, buyer communication, offer negotiation, and closing coordination.

Our seller representation includes all essential service components, such as market and comparable sales analysis, pricing consultation, MLS exposure where applicable, online listing syndication, marketing guidance, showing coordination support, buyer inquiry follow-up, offer review, negotiation strategy, inspection and appraisal coordination, and transaction support through closing.

 

Our Buyer Rebate Program allows eligible buyers to receive a rebate from the commission Great Savings Realty earns as the buyer’s broker. The rebate is typically provided as a closing credit at settlement, subject to lender approval, transaction requirements, and applicable law.

The rebate is normally applied at closing and shown on the settlement statement, such as the ALTA Settlement Statement or Closing Disclosure, when permitted. The rebate is not paid before closing and is only available if Great Savings Realty actually earns and receives buyer-broker compensation from the transaction.

Yes. Our buyer representation is full-service. We help buyers with property search, market analysis, offer strategy, negotiation, inspection and appraisal issues, contract-to-closing coordination, and communication with the parties involved in the transaction.
